WHEN it comes to buying furniture and renovating your home the whole thing can be pretty pricey, so you want to get it right the first time.
But according to architect Georgina Wilson people make the same mistakes again and again.
Posting on TikTok, Georgina explained why some design trends are overrated and why she'd never use them in her own home.
First up, the interiors whizz said she'd avoid jute rugs and go for something more low-maintenance instead.
"I absolutely detest these, they leave fibres everywhere, they're itchy to sit on and they trap dirt and dust like nobody's business," she said.
Having made the mistake of buying a jute rug for her own home, the architect told viewers to learn from her mistake.

And when it comes to renovating your kitchen there's one material you should steer clear for your worktops.
Tiled worktops are a nightmare to keep clean, "it's way too much grout," Georgina explained.
Not only that, but the pro said they're "too permanent for a trend."
"Just imagine in 10 years from now when you get sick of it how difficult it's going to be to change," she added.

And if your a fan of oversized branches as decor – think again.
They might look good on Instagram but when it comes to practicality these decorative branches are more in the way than anything else.
Skylights are hit or miss for the architect, you loves them for homes in colder climates but advised viewers in warmer countries like Australia to avoid them.
"I've literally seen furniture melting, paintings and really valuable things ruined under these types of roofs in Australia," she said.
Viewers mostly agreed with Georgina's home pet peeves too, and shared her frustrations with jute rugs.
"There's nothing like picking up a jute rug and seeing all the sand and fibres on your hardwood floor," one user commented.
A second said: "We had tile bench tops in the 80s – 90s, it wasn't cut then either."
