‘Iconic’ Cornish hill goes on sale for bargain price tag of £150,000 and sellers claim it has attracted ‘incredibly varied’ interest

Owning your own piece of land may feel like the stuff of fantasies.

But it turns out that dream may not be so impossible, as hill in Cornwall has gone on sale for £150,000.

Tregonning Hill, in Balwest, Helston, Cornwall, has been advertised as for sale by property agent Lillicrap Chilcott – and the views are pretty special.

The ‘iconic’ hill had already attracted ‘incredibly varied’ interest within a week of being listed, from those who see it as an investment and charities tempted by its Country Wildlife Site status, to keen neighbours looking to turn it into a healing retreat or give it as an engagement gift.

Agent Guy Morse told the Evening Standard that it’s rare for these pieces of land to not be owned by large authorities.

The ‘iconic’ hill had already attracted ‘incredibly varied’ interest within a week of being listed

‘The National Trust owns the majority of these things around Cornwall, and the majority of the coastline,’ he said. ‘For it to be available for sale by a private individual is really quite special.

‘It’s unique, and we’re proud to be offering it for sale.’

The hill can be seen for tens of miles in every direction, with Mr Morse adding: ‘The views are almost incomparable — they stretch for miles and miles in every direction.’

But its views aren’t the only thing that makes this piece of land so special, as it is also of archaeological importance. It was the birthplace of the global china clay industry in the 1700s.

As well as coming with 70 acres of land, history buffs may be tempted by the Bronze Age burial mounds, Iron Age hillfort of Castle Pencaire, two Iron Age settlements, a war memorial and a quarry – which all come included in the sale. 

Mr Morse said: ‘I’ve worked with interesting properties in estate agency in Cornwall for the last 20 years, and this is the only time we’ve ever offered something quite as unique and special as this.’ 

But for people looking to build on Tregonning Hill you may have to think again as it is protected as a Scheduled Monument, while part of it is also a Site of Special Scientific Interest (SSSI).

Because of the SSSI, you cannot build on the hill. 

The land is currently owned by someone local to the area, who purchased it from a neighbouring landowner and farmer whose cattle had grazed on it.

The owner, who is selling due to ill health, told Mr Morse she had felt like a ‘custodian’ of the hill and allowing others to access it.

Mr Morse said: ‘It was this beautiful thing that sat behind her house and was something to be proud of.’

Godolphin Hill, the neighbouring hill to Tregonning, belongs to the National Trust.
