  • However the property in Kilmarnock is currently ‘uninhabitable’ with debris scattered everywhere
  • The selling agents say the flat offers an ‘exciting opportunity’ and is a ‘great refurbishment project’

An ‘uninhabitable’ one-bed flat covered in rubble that has been dubbed an ‘exciting opportunity’ is going up for sale at auction with a guide price of just £10,000.

The flat in Kilmarnock, East Ayrshire, is currently in a sorry state but is said to be a ‘great refurbishment project’.

It will go under the hammer on Friday with a minuscule guide price of just £10,000.

Pictures of the property show holes in the floorboards, with some rooms scarcely having a floor, while most areas are covered in debris and broken cabinets.

The uninhabitable flat, in Kilmarnock, East Ayrshire, Scotland, is deemed by agents to be a ‘great refurbishment project’

The Scottish property – which is currently strewn with rubble and detritus – will go under the hammer on Friday with a guide price of £10,000

The flat has holes in the floorboards and the ceilings and it is strewn with debris and rubbish

One room in the flat is almost entirely without a floor and all the walls are in need of some serious attention

One room has had wires and electrical outlets torn out the wall, while the rest of the wall appears to be covered in moss and damp.

The ground floor flat at 3 Dick Road is currently listed as the cheapest property for sale in the town and is close to the M77 motorway.

In need of full refurbishment throughout, the flat’s original layout comprises an entrance hallway, living room, gally kitchen and bathroom.

The selling agents said: ‘It may not appeal to everyone, however with a price starting at just £10,000 it’s a hard deal for any property developer to turn down.’

The bathroom in the property is covered in rubbish and rubble, while what may have been a shower looks to have been removed

Mandi Cooper, Managing Director of Auction House Scotland said: ‘With a guide price of £10,000, this property has already been attracting a lot of attention ahead of our September auction.’

She continued: ‘Although currently uninhabitable, it would make for a great refurbishment project and offers a potential buyer an exciting opportunity to add value.

‘Once completed, the flat could be used as a buy-to-let property with a potential annual rental income of £4,189 (at Local Housing Allowance rates).’

The property will be going under the hammer at Auction House Scotland’s in-room auction taking place at 2pm on Friday (September 2) at the Radisson RED hotel, 25 Tunnel Street, Glasgow.
